A holding deposit equal to one weeks rent is payable upon your request to rent a property.  Upon receipt of the holding deposit, the parties will enter into an agreement to reserve the property subject to the Landlord receiving satisfactory replies to referencing checks, Right to Rent checks and other pre-tenancy enquiries.  The Landlord will reserve the property whilst the Applicant completes the referencing process and the terms of the tenancy and any guarantee agreement are negotiated.  Where the Landlord and Applicant enter into a tenancy agreement relating to the property, it is agreed that the holding deposit will be credited to the Applicant's rent account.  The holding deposit will be withheld if any relevant person (including any guarantor's) withdraw from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) with 15 calendar days (or any other mutually agreed timeframe agreed in writing)

A tenancy deposit equal to one month's rent will be held either by Falconwood Estates (Blackheath) Limited or the Landlord as a security against any breach of the tenancy terms by the tenant such as damage to the property or its contents, loss of rent or other unexpected costs.  This deposit is protected by 'mydeposits'.


When we have received a satisfactory reference report for each tenant, you will be required to pay all move in monies in cleared funds at least 2 working days prior to the tenancy start date.


References

All Applicants / Guarantors are subject to us obtaining all the required satisfactory checks and references from FCC Paragon Referencing Agency when applying for a tenancy. Photo ID must also be provided and you may be asked to provide additional documentation.

Tenancy Agreement

Once your satisfactory checks and references have been obtained, you will be sent a copy of the tenancy agreement for you to review prior to the start of your tenancy.  The original documents will be signed on the day. The tenancy will be for an initial minimum term of 6 months. 


Your rent will be due on the first day of each calendar month. Should you move in mid-month, you will be notified how much the apportioned rent due will be. Before keys to the property can be released, all monies due must be paid in full and the tenancy agreement signed.

Inventory

We will check and agree the inventory on your move in day, once you are at the property. The local council and the utility companies providing the services for the property will be informed that you are now responsible for their charges.
